If you want to get a loan for your purchase, once you have committed to the search, it is best to get pre-approved from the lender of your choice. When we find the right property, it’s time to submit an offer. I will provide you with an Active, Pending and Sold Report for the area and guide you through what would make a fair offer. When submitting an offer, a buyer should consider Price, Terms, Dates, Inclusions and Contingencies.
This is when you will have the opportunity to inspect the property, order an appraisal and a survey, get financing, review due diligence documents and HOA documents, find property insurance, etc. All of these items are considered contingencies and are a part of the offer to purchase the property. As the Buyer, you are able to terminate the contract on these contingencies, if a problem surfaces in the inspection or if you do not approve of the HOA docs, you are not obligated to purchase the property and will receive your earnest money back.
As we near closing you will be provided with the closing documents. The closing package will include items such as settlement statements, the warranty deed, a TD-1000 form as well as tax and utility agreements. Typically, closings will be held at one of the local title company offices in Summit County, Colorado but there is always the option to mail out the documents or sign at a location nearest to you.
