We will discuss the features you're looking for in a home and more importantly what type of lifestyle you are trying to achieve. Cornerstone Real Estate Company and I have the knowledge and the tools to help you find the right property. With this site, SummitRealEstateGuide.com, the power is put in your hands to view only the properties you want to see. Setup notifications to see new listings when they hit the market, view past sold properties in the area you want to buy, and create a list of properties you'd like to track using the Favorites List. If you see something you think you might be interested in, let me know and I will get you into see the property, either in person or via video call, and provide a market report to make sure you don't pay too much.
If are seeking financing for your purchase, once you have committed to the search, it is best to get pre-approved from the lender of your choice. In today’s market, many properties will only be on the market for a short period of time, so it’s best to be ready. Using a lender who knows the ins and outs of the Summit County market and is available when you need them is essential.
When we find the right property, it’s time to submit an offer. I will provide you with a market analysis and guide you through what would make a fair offer. When submitting an offer, a buyer should consider Price, Terms, Dates, Inclusions and Contingencies.
This is when you will have the opportunity to inspect the property, order an appraisal and a survey, get financing, review due diligence documents and HOA documents, find property insurance, etc. All of these items are considered contingencies and are a part of the offer to purchase the property. As the Buyer, you are able to terminate the contract on these contingencies, if a problem surfaces in the inspection or if you do not approve of the HOA docs, you are not obligated to purchase the property and will receive your earnest money back.
As we near closing you will be provided with the closing documents. The closing package will include items such as settlement statements, the warranty deed, a TD-1000 form as well as tax and utility agreements. Typically, closings will be held at one of the local title company offices in Summit County, Colorado but there is typically an option to mail out the documents or sign at a location nearest to you.
Give yourself a pat on the back and enjoy the first day in your new property and know that I will be available to answer any questions which come up after closing.
